Under your tiles

What we lay, layer by layer

A renovated roof is much more than tiles. Here is a tiled roof insulated from outside with sarking: turn it to see every layer, from the rafters to the gutter.

Drag to rotate

  1. Rafters The timber rafters carry the whole roof. We check their condition before covering them.
  2. Vapour barrier A membrane laid over the rafters, under the insulation: it stops moisture from the house getting into the insulation.
  3. External insulation (sarking) Rigid insulation boards laid continuously over the rafters: the most effective method, with no loss of attic space. Eligible for grants, subject to conditions, thanks to our RGE certification.
  4. Roofing underlay A membrane that keeps the timber dry, during the works and for years afterwards.
  5. Counter-battens and battens Timber strips that let air flow under the tiles and hold them in place.
  6. Clay tiles The part you see: Postel 20 tiles by BMI Monier, suited to the local climate.
  7. Zinc work Gutters and zinc parts made to measure in our workshop to carry rainwater away.

Slate, zinc, steel sheeting or flat roof: each type of roof is built differently. During the free visit, we explain the build-up that suits your roof.

Work out how well the insulation performs

Pick the insulation and its thickness: the simulator gives the thermal resistance you get and tells you whether it meets the threshold required for grants on pitched-roof insulation.

Indicative estimate: thicknesses and thermal resistances declared by the manufacturers of commercially available sarking boards (Unilin Utherm Sarking K polyurethane, Utherm Sarking L Comfort combined board, ACERMI-certified wood fibre); roof U-value worked out with the EN ISO 6946 method, under a ventilated roof covering. The exact build-up is set during the free visit.

Frequently asked

We answer

Is my project eligible for grants?

Yes. CMT Toiture is RGE Qualibat certified, so your insulation and energy-renovation work can qualify for MaPrimeRénov’, CEE certificates and the éco-PTZ loan, subject to conditions.

What area do you cover?

The whole Lille metropolitan area and nearby towns: Lille, Ronchin, Villeneuve-d’Ascq, Lambersart, Marcq-en-Barœul and surrounding communes.

Is the quote really free?

Yes, the quote is free and with no obligation. We come out to assess your roof and send you a detailed proposal, usually within 48 hours.

Do I need permission from the town hall?

Yes, as soon as the exterior changes (different material, external insulation, new roof window, altered roof frame): the owner files a prior declaration (déclaration préalable) with the town hall. Some town halls in the Lille area ask for one even for a like-for-like re-roof, so we recommend filing one for any full renovation. Processing takes one month, two in a protected area, but it is best to file it at least four months before the works.

Our guide to preparing the application (PDF, in French)
Who handles the scaffolding and the waste?

We do. We apply for permission to put up the scaffolding and cover the pavement occupancy fees. Old materials (tiles, slates, wood, metal) are taken away and recycled.

Which materials do you use?

Well-known brands: Postel 20 clay tiles by BMI Monier, suited to the local climate, Velux and Skylux roof windows, and Unilin, Actis and Recticel insulation.
